Access Statement - Boutique Beach House West

Introduction

Boutique Beach House is a semi-detached  house located just above Porthmeor beach in St Ives. It is a 1 minute walk down to the beach, or 5 minute walk to the harbour or town.

Whilst we try to ensure all our guests have a good time, due to the nature of the house it can be difficult for people with limited mobility and sadly is not suitable for wheelchair users.

The house is situated on a no-through road. 

Pre-arrival

Boutique Beach House is easily accessible by car. 
The nearest beach is Porthmeor. It is about 100 metres away. 
All the other beaches of St Ives are within 15 mins walk.
St Ives Harbour is 5 mins walk.
 Bus and train stations are a 15 minutes walk away.
The house is strictly non-smoking.
 Well behaved dogs are welcome.
 There are mains smoke detectors.
The owners can be contacted by phone or email and Christine is on standby to assist 5 minutes away.

Arrival and car parking

Keys will be located in a key safe at the house - at the top of the 1st flight of stairs on the left.
 Arrival time is strictly 4.30 onwards.
There are 2 parking spaces in the parking space in front of the house. There is a comprehensive information folder at the house and lots of leaflets for local attractions.

Ground floor

There are 13  steps up from the road to the first mini landing, then 4 steps to the left onto a terrace. There are a further 3 steps to the front door. There is a steep drop from the terrace which is protected by posts and wires. From the mini landing there are 3 steps in front of you leading to the back gate and recycling bins.

The ground floor is  wooden floorboards. The hallway  has hooks and a bench with shoe storage underneath. There is a door leading to the main living area. The kitchen is gloss white and copper with quartz worktop. 
The kitchen has 2 full-size electric ovens  with 5 gas burner hob, American fridge with water dispenser and a wine fridge. It also has a dishwasher, microwave and 1.5 sink. We supply crockery, cutlery, and glasses etc for 12 guests and tea towels, oven glove and apron. We also supply cleaning products.

There is a utility room adjoining the kitchen. It has a sink and a washing machine and a dryer. The boiler and water heater are stored there. There is also a toilet.

There is an adjoining open plan dining area with a table to seat 12.

 There is a concertina, sliding door to the back garden.

There is a large open plan living room.
There is an wood burning stove.

 At one end of the living room is a long sofa, an armchair, a love seat and large window seat with cushions - overlooking the sea. 
There is a small desk and a small library of dvds and board games.

Adjoining the living room there are double doors which lead to TV room. Large u-shape sofa, large bean bag, sliding concertina doors to garden, TV/DVD, X-box

First floor

The upper floors are  carpeted.
 There are 12 stairs up to the first mini landing. From here there is 1 step to the left onto a landing. Immediately to your right is large bathroom. The Bathroom is tiled. This can be slippy so bathmats must be used - they are provided.
There is a large  bath,  shower cubicle, wc and basin.



Bedroom 3  has a king size bed, 2 bedside tables, 2 lamps, wardrobe and chest of drawers, tv/dvd. There are curtains and a window seat with cushions, overlooking the sea.

There is an Ensuite shower room. It is tiled and has WC, basin and large shower.

Bedroom 4  has a king size bed, 2 bedside tables, 2 lamps, wardrobe and chest of drawers, tv/dvd. The window overlooks the garden.

To the right of the top of the stairs is Bedroom 5 - up 1  step.
 There are 2 single beds. There is bedside table, 1 lamps and 1 chest of drawers and TV/DVD. The window overlooks the garden.


Next to this is Bedroom 6. This has a full-size bunk bed, bedside table 2 lamps, 1 cupboard and toy box. The window faces the sea.

Second Floor

There are 13 stairs up to the second floor.
 To the left is Bedroom 1 and to the right is Bedroom 2

Bedroom 1. There is a superking bed, 2 built in bedside tables, wall lights, wardrobe with built in shelves, chest of drawers, tv/dvd, Bose speaker and 2 armchairs. There are sliding glass doors onto a balcony with table and chairs and glass wall, overlooking the sea. There is a freestanding bath in the room.

There is an Ensuite shower room. It is tiled and has WC, basin and large shower.

Bedroom 2 is designed for children and has full size, low single beds, 1 bedside table, colour-changing strip lights, chest of drawers. The ceilings are low and sloping and there is a velux window facing the sea.


Outside

Directly outside the back doors is a wooden decked patio area. There is a small table and chairs. There is an outside shower, wood store and area to the side of the house for surf boards and wetsuits.

There are 4 steps to a mini landing and another 5 steps to a slated terrace with sea views and sofas.

From there it is 4 steps to the grassed area. This sloping up towards another decked terrace which has 4 steps up to a large dining table and BBQ. There is also a large summer house with sofa and table football.

There is a wooden pirate ship for young children on pebbles.  There is also a pebbled area with a large fire pit and seating. There a number of drops in the garden that are protected by wood posts and wires or glass balustrading.

Departure

Check out is strictly by 10am.
 Keys are to be left inside the house or in the key safe.
You are asked to leave the house reasonably clean and tidy.
